Pre-Contract Preparation

We provide early contract administration support to ensure projects are set up correctly from the outset. This includes advising on procurement strategy, contract selection and risk allocation, particularly where heritage assets, public funding or complex stakeholder environments are involved.

We work closely with the client and design team to ensure tender documentation is clear, coordinated and compliant with funder and statutory requirements, reducing risk and ambiguity before works commence.

Contract Setup & Appointments

Once a contractor is appointed, we manage the formal contract setup, ensuring all contractual documentation is correctly executed and aligned with the agreed scope, programme and funding conditions.

Appointments, insurances, bonds and warranties are reviewed and confirmed and contract particulars are checked to ensure full compliance with funding obligations, including National Lottery Heritage Fund (NLHF) requirements where applicable.

Managing the Works on Site

During the construction phase, we provide structured contract and delivery support tailored to the needs of the project. We manage communications between the client, consultant team and contractor, issue instructions and certificates and ensure the contract is administered in accordance with its terms.

Regular site inspections and progress reviews are undertaken to monitor quality, programme and compliance, with a particular focus on the protection and conservation of historic fabric.

Change, Quality & Compliance

Change is carefully controlled through robust contract procedures. We assess variations, review extensions of time and manage the contractual implications of change, ensuring decisions are clearly documented and justified.

Quality control is embedded throughout the process, with close attention paid to workmanship, materials and conservation techniques. We ensure works are carried out in line with approved designs, conservation principles and funding conditions, providing clear audit trails where required.

Completion, Handover & Close-Out

At completion we ensure all contractual and funding requirements are satisfied prior to handover.

We support the client through practical completion, final account agreement and contract close-out, ensuring that documentation, warranties and approvals are properly concluded. Our aim is a smooth and confident transition into occupation or operation, with full compliance and clarity for all parties.
